WHY CROWDFUNDING?

A STEP INTO THE FUTURE.

Crowdfunding is the perfect way to connect investors and visionaries. When you invest in a skyscraper project, you become part of the city and you can have a direct contribution to its shape and vibrancy.

By pooling together a large sum of money from many different investors, a developer / visionary can potentially secure the necessary financing to realize their dream high rise (skyscraper).

In turn, investors are presented with an opportunity to potentially earn a great ROI on their investment compared to traditional investment vehicles such as government bonds or saving accounts.

DREAM IN THE SKY. THE BD BACATA IN COLOMBIA.

The BD Bacata is the first crowdfunded skyscraper - ever. It is financed by over 3500 investors and located in the hearth of Colombia, in the beautiful city of Bogotá.

The 66 story high skyrise is also among Bogotas tallest buildings with around 216m in height and is completely financed via an instrument called FiDis.

FiDis is short for "Figura Internacional de Inversión Inmobiliaria" - it a way to allow individual investors to obtain a piece of the building in a legal and secure way.

The initial investment for the BD Bacata is set around 20.000 USD over two years, with an initial down payment of 10 percent. The investors in turn will get a monthly payment based on the building profitability, which is gauged around 10%.

Why Fire Safety Is Important For Taller Skyscraper Like Buildings

Fire safety is always a concern in tall buildings. In the event of a fire, the challenges are greater due to the height and number of occupants.

Lets not forget, who wants to deal with the hassle of selling a property after a fire, not easy by any means.

Here are five tips to help keep your building safe:

First, it’s important to have an effective fire detection and alarm system in place. This will help to quickly identify fire and give occupants time to evacuate.

Second, ensure that all stairwells and exits are clear and accessible. In the event of a fire, these will be the primary routes for evacuation.

Third, make sure that all combustible materials are stored safely and away from heat sources. This includes things like flammable liquids and gases, as well as paper and wood products.

Fourth, have a comprehensive fire suppression system in place. This may include sprinklers, fire extinguishers, and/or water hoses.

Finally, it’s also important to have a plan for evacuating occupants from the building. This should be regularly rehearsed so that everyone knows what to do in the event of a fire.

By taking these precautions, tall buildings can help to ensure the safety of their occupants in the event of a fire.

Pros And Cons Of Tall Skyscraper-Like Buildings

Pros:

1. More White Space

By definition, white space is any area that is not taken up by buildings or other structures. This open space can include parks, sidewalks, and plazas. In crowded urban areas, white space is essential for providing people with a sense of respite and relaxation. Without it, cities would feel even more claustrophobic and chaotic. By building tall, skinny skyscrapers, architects are able to preserve valuable white space, making cities more livable and enjoyable places to be.

2. Environmental Impact

One of the primary environmental impacts of tall buildings is the land they consume. A typical city block in Manhattan has enough space for 12 average-sized single-family homes. In contrast, a large skyscraper can house over a thousand people in the same amount of space. As a result, tall buildings allow for more efficient use of land, which can help to preserve green space and reduce sprawl.

In addition, tall buildings can have a positive impact on air quality. By concentrating development in urban areas, tall buildings help to reduce car traffic and the associated emissions. In fact, studies have shown that taller buildings can actually improve local air quality by trapping and redistributing pollutants.

Cons:

1. Safety Concerns

Due to their height, these types of buildings are more susceptible to high winds, which can cause them to sway and even collapse. In addition, the sheer size of these structures can make them difficult to evacuate in the event of a fire or other emergency. Furthermore, the fact that these buildings are often located in densely populated areas means that a disaster at one of these buildings could potentially have a devastating impact on a large number of people.

2. Sustainable Skylines Aren’t Always High Rises

A sustainable skyline doesn’t always have to be a city full of tall buildings. In fact, sometimes shorter buildings can be more sustainable. Taller buildings require more energy to heat and cool, and they cast long shadows that can make it difficult for plants to grow.

They also tend to be more expensive to build and maintain. While they may offer stunning views, the environmental and economic costs of tall buildings should not be ignored. If we want to create truly sustainable cities, we need to start thinking beyond the skyscraper.

Fire Safety Tips For Skyscrapers In Florida Are More Similar Than You Think

Fire safety is paramount, whether in a skyscraper or a house. In the state of Florida, there are certain fire safety protocols that must be followed in order to keep residents and visitors safe. These protocols are in place to help prevent fires from starting and spreading, and to ensure that people are able to safely evacuate in the event of a fire.

Here are some tips for preventing fires and what to do if there is one:

Smoke Detectors & Sprinklers

Have them. It’s as simply as that.

For residential homes the NFPA recommends to have smoke alarms in every sleeping room and also on every level in the home. For Skyscrapers propere fire protections systems must be installed and maintained in accordance with the Florida Fire Prevention Code (FFPC) in addition high rise buildings need some automtic sprinkler systems in accordiance with 31.3.5.3 of the FFPC.

You can read more about the specific requirements for high rises here: https://www.flsenate.gov/Laws/Statutes/2021/633.208

Have An Escape Plan

Practice an escape plan – this applies to both residential houses and skyscrapers in Florida.

The stairway is always the best way out of a burning building. You should know where all the stairwells are located in your building, including any secondary exits that might be hidden from view or not used regularly. Make sure you have clear instructions for reaching those areas of your building. In addition, understand the ground parking structure. Make sure everyone knows about a common meeting point and that the first ones out immediately contact the fire department to get the fire under control.

Practice Your Escape Plan

Make sure everyone in the building or house knows the escape plan in an emergency and practice it frequently.

Practice with all staff members, family members, friends, and even neighbors if possible. You should not use the elevator if there is a fire in your building. Always use the stairway to exit your home or office building. If you have to use an elevator, wait until after the fire is over before you get on it.

Know The Layout Of Your Building

Familiarize yourself with the exits and the location of the stairwells. If you work on a high floor, find out where the nearest fire escape is located.

As mentioned above stairwells are the best way to escape from a high-rise building in an emergency. To find them, look for signs or markings on the walls and ask other residents for directions. If there’s only one stairwell, it should be labeled “STA” with an arrow pointing up or down depending on which direction it leads; if there are two stairs, then there will be two sets of letters on opposite sides of each door. If only one set of letters appears on either side, the elevator is between floors.

Cover Your Mouth

If you’re in a building with a fire, make sure to cover your moth so don’t inhale smoke.

Smoke inhalation is one of the leading causes of death in fires. The toxic smoke contains harmful chemicals and toxins that can damage your lungs and airways. Inhaling smoke can cause respiratory problems, and in severe cases, it can be fatal or cause you to pass out. When you cover your mouth, you protect yourself from inhaling the smoke. A cloth, scarf or other piece of clothing that covers your nose and mouth can help filter out the smoke and make it easier to breathe and escape.

Crawl Low

Do this if you have to go through smoke and debris, or if there is no other way of getting out. You should try to stay low to the ground where the air is cleaner. If you are caught in a smoke–filled room, you should drop to the ground and crawl to the nearest exit. Remember to use your hands constantly if you’re trying to escape a fire in an apartment building. The main reason for using hands is that most people lose their sense of direction very quickly. You are responsible for ensuring that your building is safe for you and everyone around you. Everyone needs to educate themselves on these topics to stay safe.

Conclusion

As you can see a reliable fire safety protocol is critical even in Tampa Florida. Take notes of our tips above and make sure everyone is on the same page on what to do if a fire breaks out.
